Update: Found water in my crawlspace off Moreland, and the $4,800 quote taught me something
Three weeks back I noticed a soft spot in the hallway floor near the hall bath and figured it was just old pine, so I did nothing for 10 days. Then my kid stepped through it, foot went straight down, and I crawled under the house off Moreland and found standing water, soaked insulation, and joists going soft. Two companies quoted me $4,800 and $5,200 to "encapsulate the whole thing," which felt like a lot for a 1,100 sq ft ranch. So I dug out the downspout that was dumping right at the foundation and ran a $60 corrugated line 15 feet out to the yard, and within four days the crawlspace was dry to the touch. The real problem was never the vapor barrier, it was a downspout I ignored for two years. Now I'm second guessing whether I still need any of that encapsulation work at all, so if you've had a similar quote in town, did you actually go through with it or just fix the drainage and move on?
