Closing day hit me with $3,800 in surprise fees, the title search was the kicker
Just closed on a house in Decatur and the lender's estimate was off by almost 4 grand. Turns out the previous owner never recorded a lien release from 2011, so the title company charged extra to sort it out. Anyone else get blindsided by hidden closing costs like this in Fulton or Dekalb?

Man, that stings. My last closing I was so worried about the wire transfer I forgot to check if the smoke detectors were up to code, and that little oversight cost me a lunch date with the inspector. At least your surprise came with a paper trail, mine was just me being cheap.
