I finally read my apartment lease line by line at a cafe in Denver, and found a $75 cleaning fee rule buried in section 14
I was sitting at a coffee shop on Federal Blvd last Tuesday with my lease spread out because my landlord tried to keep part of my deposit. Took me 40 minutes but I found a clause saying the unit only needs to be returned to 'broom clean' condition, which is way less strict than the 'professionally cleaned' line they quoted me. The kicker is section 14 also says normal wear items like scuffed baseboards and faded blinds can't be charged back to me at all. I pointed this out in a polite email with the exact page number and they refunded $260 of the $310 they had held. Now I'm wondering how many other people just eat these charges because the wording is buried in dense legalese. Has anyone else dug through their lease and found a clause that saved them money at move out?
