Caught my neighbor trying to break into my storage unit last night

I live in Phoenix and have a storage unit at a place near 35th Ave. Last night around 2am my phone goes off with the motion alert on the camera I hid in there. Pull up the feed and it's my neighbor from 3 doors down jimmying the lock with a screwdriver. I didn't call the cops, just walked over and asked him what he thought he was doing. He said he "thought it was his unit" but I've seen him casing the place for weeks. Has anyone else had to deal with a neighbor stealing or trying to break in? How'd you handle it without making things worse?

What makes you so sure this case is different from all the other times people said the same thing? I've seen so many stories where the details change but the pattern stays the same. How do we know it's not just another round of the same old story?
