Counted 14 stores still open at the Irving Mall on a Tuesday and that number stuck with me
I walked the Irving Mall last Tuesday around 1pm and started counting stores that actually had lights on and a person behind the counter. Got to 14, out of what used to be over a hundred spaces. The one that got me was a place selling ceramic figurines, maybe 300 square feet, and the woman working there said she has been in that same spot since 1994. She told me her rent is $400 a month now because the owner is just happy someone pays anything. I bought a $6 frog figurine I did not need and she wrapped it in newspaper like it was glass. What surprised me was how quiet the food court got, three tables full and eight empty counters with the chairs stacked on top. I keep thinking about that $400 number and how it explains why a store like that survives while the big chains bail. Has anyone else asked a longtime tenant what they pay now compared to when they opened?
