My inspector's throwaway comment about gutters saved me $900
He mentioned offhand that most Atlanta homes have undersized downspouts for clay soil runoff, so I upgraded to 3x4 on my Decatur place before the spring storms and my crawlspace stayed dry for the first time in 5 years, anyone else been told something small like that that turned out huge?

Well now, that's a pretty big claim for a gutter size change. I'd be curious if the real fix was cleaning out the gutters or fixing a grading issue at the same time. Gutter width matters, sure, but nine hundred bucks is a lot to pin on one measurement without knowing the whole picture.
