I finally got a lawyer's note about my lease assignment clause
A commercial landlord in Austin told me my sublease needed his written okay even though my contract only said 'reasonable consent,' so I paid $400 for a review and he backed off, has anyone else run into a landlord who ignores their own paperwork?

Honestly, that $400 was probably the best money you could have spent. It's wild how some landlords just make up rules hoping you won't check, but at least he backed off once you had the paperwork. Ngl, I've seen that exact move before and it's exhausting to deal with.
