Counted 27 return trips to the same apartment complex this year, and it finally clicked why
Been doing carpet at this one complex in Tacoma since January and I just tallied it up. 27 times back to the same 4 buildings. Turns out the property manager only replaces carpet after a tenant floods the place, so I'm basically on a first name basis with their maintenance guy now. Anybody else got one spot that keeps you coming back like a bad penny?
That "flooded place" rule explains a lot actually. My sister rented at a complex off 6th Ave for three years and they never once swapped her carpet, not even when the toilet line busted and soaked half the bedroom. She ended up paying for the clean up herself and they still wanted to keep her whole deposit over the stain. I used to figure landlords replaced carpet on some normal schedule like every five to seven years, but hearing your 27 trips tells me it only happens when water forces the issue. Kind of wild that a busted pipe does more for a guy's work schedule than anything else.
