Saw my neighbor's lawn go from brown to green in 3 weeks. Is it just good care or something else?

I'm on Oak Street and Jim's yard looked dead for months, then suddenly it's perfect. He uses some new fertilizer I've never seen before. Could it be a regular fix or is there something shady in that bag?

Joked to my wife that Jim must be out there watering with liquid lawn gold or something. Our yard looks like a dried out sponge compared to his, I've tried everything short of singing to it at midnight. Could be that new fertilizer he's got, but honestly I'm too chicken to ask because I'll just end up buying a bag and messing it up somehow.

Ha! @nancy_king29 knows whats up. I had the exact same thing with my lawn last year, turned out my neighbor was using some expensive liquid concoction from a garden center nobody talks about.

Read somewhere that those new bio-stimulant fertilizers can green things up crazy fast if you apply them right.
