I used to think a verbal lease agreement was fine for my Wicker Park sublet

A lawyer friend told me over coffee last week, 'In Cook County, without a paper trail, you're just hoping they're nice.' I had a sublet where the main tenant tried to keep my whole $1200 deposit for 'cleaning' after I left. Because we only shook hands, I had no proof of our deal. I changed my mind and now I make everyone sign a simple one-page agreement I got from a Chicago tenant union site. Has anyone else had luck getting money back after a handshake deal went bad?

Handshake deals work fine if you pick good people. I've never had a problem getting my deposit back.

Honestly, that's the same kind of trust that gets people burned on Facebook Marketplace. You think you can judge character, but everyone acts nice until money is involved. I've seen it with roommates, with sublets, even with someone selling a used couch. A simple piece of paper isn't about being a jerk, it's about making sure everyone remembers the deal the same way later. Your lawyer friend nailed it.

Got burned once trusting a handshake deal on a used bike. Guy seemed great, then ghosted me when the chain fell off the next day. Now I get everything in writing, even with friends. It feels awkward but saves a lot more awkwardness later. My optimism is cute but my bank account disagrees.
